Jenin Building – A Look Inside This JVT Home
If you're thinking about moving to Jumeirah Village Triangle, Jenin Building is worth a look. It's a five-storey building that's been around since 2018, built by developer Tereq Naum, and it's home to 44 apartments — a mix of 1, 2, and 3-bedroom units, along with a few shops on the ground floor. Since it's freehold, anyone, regardless of nationality, can actually own a place here, which is a nice option if you're looking to invest rather than just rent. One of the best things about this building is where it sits. It's right along Sheikh Mohammed Bin Zayed Road, so hopping on the highway and getting anywhere in Dubai is pretty painless. And if you ever need a mall fix, City Centre Me'aisem is only about 12 minutes away.
What the Apartments Feel Like
The 1-bedroom units are cozy but well thought out — a decent-sized bedroom with its own bathroom, a kitchen fitted with wooden cabinets and marble counters, a little powder room for guests, and a balcony to step out onto.
If you need more room, the 2-bedroom apartments come in at about 1,271 sq. ft. They've got an open kitchen that flows into a spacious living and dining area, a master bedroom and a second bedroom (both with their own bathrooms), plus a guest bathroom. A few units even throw in a maid's room and a balcony. For families or anyone who just wants extra space, the 3-bedroom apartments are the way to go. All three bedrooms have attached bathrooms, there's a separate guest bathroom, a maid's room, and a big balcony where you can actually enjoy the view of the community instead of just staring at a wall.
Everyday Comforts
Living here, you're not short on conveniences. There's basement parking so you don't have to circle the block looking for a spot, elevators that make getting to your floor easy, and security guards backed up by CCTV cameras running round the clock. The building also has its own maintenance team on hand, and the central AC — run by Empower — keeps things cool without you having to think about it.
For downtime, there's a proper gym if you like staying active, and a shared swimming pool where you can just relax after a long day. Guests can wait for you in the lobby instead of standing outside, and if you've got a pet, you won't have any trouble bringing them along — the building is pet-friendly.
Getting Around
Buses aren't far — the closest stop is about 12 minutes away, with a couple more around 15 minutes out. Metro is a bit more of a trek, though. The nearest stations on the Red Line — Energy, Ibn Battuta, and Jabal Ali — are roughly 16 minutes by car. So if you rely on the metro daily, that's something to factor in before you decide.
Food, Groceries, and Schools Nearby
You won't go hungry around here. For something quick, Broccoli Pizza and Pasta and Puranmal are both about 12 minutes away, along with the usual fast-food spots like McDonald's, KFC, and Subway. And if you're planning a nicer night out, Tagine, Rhodes Twenty 10, and Trèsind Dubai are all within a 17 to 19-minute drive — a little far, but worth it for a good meal.
Groceries are easy too — Triangle Supermarket, F Mart, and New Safestway are all just 4 minutes from the building. And if you've got kids, Arcadia School and Sunmarke School are both a quick 5-minute drive away, with Jumeirah International Nursery close by as well.
Worth Exploring Nearby
When you want to get out and do something different, Dubai Miracle Garden is about 19 minutes away — it's one of the biggest botanical gardens anywhere, with tens of millions of flowers on display. Right next to it is the Dubai Butterfly Garden, home to more than 15,000 butterflies across ten climate-controlled domes. Both make for a nice weekend outing if you live in the area.
A Few Other Buildings Close By
If Jenin Building isn't quite what you're after, there are a few other options nearby worth checking out — Al Manara Tower, Armada Building, Maya 4, and Centrium Tower.
Something to Keep in Mind
JVT is a calm, family-friendly community overall, but the one downside is that metro access isn't great. If you depend on the metro for your daily commute, this is worth weighing before you sign anything.
One More Thing
Interestingly, according to Bayut, 1-bedroom apartments here are the most in-demand unit type — so if you're thinking about renting or buying one, you're definitely not the only one who's noticed the appeal.
